Net Leased Real Propoerties is a Real Estate Company which specializes in the sale of income producing properties. Our niche is primarily the middle market, which is considered to include properties valued at One Million To Twenty Million dollars.
Total sales are over half a Billion Dollars in sales volume, with over 350 transactions. These numbers make Net Leased Real Properties one of the top niche brokerages in the nation.
Founded in 1992 by Brent Hensley & Paul Bonanno, Net Leased Real Properties has focused on one objective Triple Net Properties. Based out of North San Diego Net Leased Real Properties has reached all 50 states in the country in sales of Single Tenants. NLRP provides it's clients with opportunities that have exceeded or maximized investment returns. As a company every transaction is different so it is important to listen the clients needs, goals and objectives as a consultant. With this approach much of NLRP's business is repeat clients.
The Market for Single Tenant Properties:
Since 1990's we have seen a surge of investor interest in passive commercial real estate ownership. An aging and wealthy generation of real estate investors are now searching for ways to sell multi-tenant management intensive properties and avoid paying capital gains tax on their properties.
The single tenant market has been the most desirable result for this large pool of Buyers. Our access to this market has enabled us to be in a position to represent Buyers that would like to acquire single tenant properties.
Public Market:
This market includes REITs, Sale-Leaseback firms and finance companies. These groups typically looking to invest larger amounts of capital and as a result are looking for a higher rate of return. The yield that they require is more attributed to the interest rate market and the ebb & flow of discretionary funds available.
The Private Market:
On a one off or individual transaction sale, the private market continues to be the aggressive investor for Single Tenant properties. A majority of these investors are trading out one asset and buying a single tenant property. The IRS has created a vehicle called I.R.C. Section 1031 tax deffered exchange, which allows the investor to reinvest sales proceeds into a new property can be enormous and as a result the investor has a true motivation to purchase the new property.
Avoiding capital gains issues and the desirability of purchasing a long term passive investment adds to the popularity of Single Tenant properties.

Brent L. Hensley started his career with CB Commercial (now CB Richard Ellis) in 1982 and specialized in investment properties. In 1984, Brent sold the 456 unit Gold Coast Apartment complex in Vista, CA. representing at the time the largest apartment transaction in San Diego County. After 10 years as a top agent, Brent recognized the need for specialization of single tenant, net leased, commercial real estate and created Net Leased Real Properties, Inc. (NLRP) in 1992.
After 10 years as a successful agent for CB Commercial, Brent L. Hensley obtained his California Real Estate Brokers License. Brent recognized the need for specialization of single tenant, net leased, commercial real estate and created Net Leased Real Properties, Inc.
NLRP has earned its reputation by distinguished proficiency with 1031 and 1033 IRC Tax Deferred Exchanges and establishing acute affiliations with real estate, accounting and legal professionals to ensure it provides the most comprehensive and particularized solutions to individual client requirements. Representing both buyers and sellers with mostly repeat cliental and referrals, its sales have reached well over 1.5 billion dollars.
Brent Hensley is a graduate of San Diego State University with a Bachelor of Science in Business emphasizing Real Estate. He is associated with various real estate organizations such as RIAOC, ICSC, and Rho Epsilon Real Estate Fraternity.
Brent lives in Encinitas, California with his wife Pattie and their three cats. His daughter McKenna attends Arizona State University. Brent and Pattie are avid supporters of the Carlsbad Boys & Girls Club, active members of The Calvary Lutheran Church; Brent is also with the American Motorcycle Association (AMA) and the American Historic Motorcycle Racing Association (AHRMA). Brent enjoys racing, collecting and restoring motorcycles, golf, travel and sand sports.
Paul Bonnano

Paul Bonanno has been a partner with Net Leased Real Properties for fourteen years. During his time at Net Leased Real Properties, Mr. Bonanno has represented clients in over $600 Million worth of real estate transactions spread over 500 transactions. Mr. Bonanno's transactions have included both Buyer and Seller representations in over 30 states. Mr. Bonanno has sold properties tenanted by companies such as Wal-Mart, Winn-Dixie, Walgreen's, PetsMart, Rite Aid, Blockbuster Entertainment, Jack-In-The Box, Carl's Jr., Taco Bell, Diamond Shamrock, Wyle Labs, DaVita, AutoZone, Staples, IHOP, Brinker, Best Buy, Alamo and more. Mr. Bonanno works with a large network of institutional clients and individual investors to find the best positioned properties. Mr. Bonanno has worked pre-sales on build-to-suits, packaged groups of properties for institutional portfolios and has been involved with numerous sale-leaseback transactions. Currently Mr. Bonanno is one of the top salesman and a Principal Partners at Net Leased Real Properties. In 2002 and 2003, Paul was Commercial Net Leased Realty's top Salesman nationwide (CNL is a $4.5 Billion Real Estate Investments Trust now owned by GE Capital). Mr. Bonanno is well recognized in the market as a single tenant expert and investment advisor who is very knowledgeable with 1031 and 1033 IRC Tax Deferred Exchanges.
Mr. Bonanno also owns and manages Paul J. Bonanno Enterprises, Inc. a growing development and investment firm. Currently PJBE, Inc. is building an office project in Encinitas, CA. (with NLRP, Inc.), a net leased medical office in Northern CA., and a 12.3 Acre commercial land sub-division in Vero Beach, FL.
In addition, Mr. Bonanno has served as a board member (2002-2004) and was originally the Chief Operating Officer of Depot.com an internet based packaging supply company located in Oceanside, CA.
Prior to Mr. Bonanno's position at NLRP, Paul was an investment consultant for the North County office of CB Commercial in San Diego (Now CB Richard Ellis). While in this position Mr. Bonanno evaluated over $100 Million worth of investment real estate including apartments, industrial and office buildings. Prior to that position, Mr. Bonanno worked as a market researcher at CB, tracking and evaluating market trends. While in this position Paul organized the Investment Available Properties (a system used by all three offices in San Diego), The San Diego County Sub-Market Report (detailed report on the economies in each of the sub-markets in San Diego used by all three offices), and the REO computer program that tracked all of the bank-owned properties in San Diego County from 1990-1993.
Mr. Bonanno is a grad1ate of the Marshall School of Business at The University of Southern California. At USC Mr. Bonanno minored in Finance/Entrepreneurship. Mr. Bonanno is a member of International Conference of Shopping Centers and Delta Sigma Pi an international business fraternity.
Mr. Bonanno lives in Encinitas, California with his wife Stacey and their three children Liberty, Skylar and Grayson. They have two dogs, "Duke" & "Dollie" and two horses named Gunner & Lady. Paul and Stacey are active with North Coast Christian Church, and the San Diego County Disabled Veterans Association. Paul enjoys golf, sport fishing, and snow skiing.
Jeff Ramsay

Jeff Ramsay began his career in investment real estate at Marcus & Millichap, working out of the Seattle Office. During his two years with Marcus & Millichap, Mr. Ramsay sold both local retail properties and nationwide single tenant investments. Shawn Jass came to work for Net Leased Real Properties in 2004 and has quickly established himself as an up-and-comer in brokerage of Net Leased Properties Nationwide. Over the past few years, Shawn has been involved in nearly over $25,000,000 of triple net transactions. He has assisted in multiple transactions in the $500,000 to $8,000,000 range across the Nation. After growing up in Carlsbad, Mr. Jass attended Chico State University with an accumulation of business classes and plans to finish his degree at San Marcos State University in the near future with a B.A. degree. Mr. Jass graduated from Palomar College with a Liberal Studies degree emphasizing in Commercial Real Estate. He is very an invaluable asset to his clients, and spends time getting to know the needs and goals of each individual client.
